The following table gives a description of each letter in available for Tax Credit properties, and indicates where each letter can be found.

Tax Credit 90 Day Recert Letter

Recertification letter sent to residents as their certification expiration date gets within 90 days.

This letter is printed on a per tenant basis.

90 Day for Property

Recertification letter sent to all residents in the selected property as their certification expiration date gets within 90 days.

Recertification letter sent to all residents within specified company group as their certification expiration date gets within 90 days.

Letter sent to tenant to inform them their lease will not be renewed.

Tenant List

Employment Verification

Letter sent to the applicant’s current employer to verify employment and income.

Applicant List /Add or Edit Employment

Asset Income Verification

Letter sent to the applicant’s bank or financial institution to verify financial assets including checking and savings accounts, certifications of deposits, bonds/other securities and assets.

Applicant List / Add or Edit Income

Other Income Verification

Letter sent to the applicant’s bank or financial institution to verify other income including Social Security benefits, unemployment benefits, workers compensation benefits, pension, child support and alimony payments.

90 Day Recert Letter

Step 1:  Click the Tenant button on the toolbar to open the Tenant List.

Step 2:  Select the tenant for whom you are printing a 90 Day Recert Letter.

Step 3:  Click the down arrow to the right of <Select a letter from this list.>

Step 4:  Select Tax Credit 90 Day Recert Letter.

Step 5:  Click the Preview Letter button.

Result:  The 90 Day Recert Letter opens in the Report Viewer.

Step 6:  Click the Print icon.

Step 7:  Select the number of copies of the letter you want to print.

Step 8:  Click the OK button.

Step 9:  Click the     in the upper right hand corner to close the Report Viewer and return to the Tenant List

Step 1:  Select Tax Credit, Letters, 90 Day for Property from the menu bar.

Result:  The Letter Writer Tax Credit 90 Day Recert Letter window displays.

Step 2:  Select the 90 letter you would like to print

Result the letters will be sent to the printer

Result:  The Letter Writer Tax Credit 90 Day Recert Letter window displays.

Step 2:  Select the 90 letter you would like to print

Result:  The letters will be sent to the printer

60 Day Recert Letter

Step 1:  Click the Tenant button on the Toolbar to open the Tenant List.

Step 2:  Select the tenant for whom you are printing a 60 Day Recert Letter.

Step 3:  Click the down arrow to the right of <Select a letter from this list.>

Step 4:  Select Tax Credit 60 Day Recert Letter.

Step 5:  Click the Preview Letter button.

Result:  The 60 Day Recert Letter opens in the Report Viewer.

Step 6:  Click the Print icon.

Step 7:  Select the number of copies of the letter you want to print.

Step 8:  Click the OK button.

Step 9:  Click the     in the upper right hand corner of the Report Viewer to return to the Tenant List.

30 Day Recert Letter

Step 1:  Click the Tenant button on the Toolbar.

Result:  The Tenant List displays.

Step 2:  Select the tenant for whom you are printing a 30 Day Recert Letter.

Step 3:  Click the down arrow to the right of <Select a letter from this list.>.

Step 4:  Select Tax Credit 30 Day Recert Letter.

Step 5:  Click the Preview Letter button.

Result:  The 30 Day Recert Letter opens in the Report Viewer.

Step 6:  Click the Print icon.

Step 7:  Select the number of copies of the letter you want to print.

Step 8:  Click the OK button.

Step 9:  Click the     in the upper right hand corner of the Report Viewer to return to the Tenant List.

Last Notice

Step 1:  Click the Tenant button on the Toolbar to open the Tenant List.

Step 2:  Select the tenant for whom you are printing a last notice.

Step 3:  Click the down arrow to the right of <Select a letter from this list.>

Step 4:  Select Last Notice.

Step 5:  Click the Preview Letter button.

Step 6:  Indicate which part of the lease was violated by the tenant in the Enter Lease Violation Information: Part Number field.

Step 7:  Indicate which section of the lease was violated by the tenant in the Enter Section field.

Step 8:  Enter the amount of money owed by the tenant to the property management company in the Enter Subtotal field.

Step 9:  Use the next five fields, beginning with Enter Lease Violation Reason: Line 1 and ending with Enter Lease Violation Reason: Line 5, to enter the reason the tenant’s lease is not being renewed.

Step 10:            Click the View button.

Step 11:            Click the Print icon.

Step 12:            Select the number of copies of the letter you want to print.

Step 13:            Click the OK button.

Step 14:            Click the      in the upper right hand corner to close the Report Viewer and return to the Tenant List.
